- Inspection of the property by a certified home inspector: $350 to $600;
- Notary fee: $1100 to $1500;
- Transfer tax (commonly known as the Welcome tax): calculated on the higher of the property valuation roll and the selling price, specifically:
- 0.5% on the first $50 000;
- 1.0% of the property value between $50 001$ and $250 000;
- 1.5% of the property value above $250 000.
Depending on the borough where your property is located, you will have between 30 and 90 days to pay the transfer tax.
A. When you are ready to sell your property, you will need to declare that you are not a Canadian resident. During the closing, the notary will register the sale with the government, which will issue a certificate attesting that your taxes have been paid in full. You will then receive the proceeds from the sale.
